Sugar Mill went up between 1979 and 1993 in northern Sugar Land, with a mix of traditional lots, estate lots and waterfront sections. The water is the part that changes the foundation picture: a slab with one edge near standing water sits on soil that never dries at the same rate across its footprint.
Sugar Mill’s housing dates from roughly 1979 to 1993, putting most of it in the 30-to-45-year band — old enough to have been through several full drought-and-recovery cycles, and squarely in the range where first repairs are common and second repairs are not unusual.
The distinguishing feature is water. Northern Sugar Land is shaped by Oyster Creek and the lakes cut into these developments, and the waterfront and near-water lots in Sugar Mill sit on soil with a permanently uneven moisture profile. Clay close to standing water holds moisture through a dry summer; clay at the far side of the same lot does not. The slab spans both, and it is that gradient across a single foundation — rather than dryness on its own — that drives the differential movement seen on near-water lots across Fort Bend County.
Estate lots add a second factor. A larger footprint means a longer perimeter and more slab edge exposed to seasonal change, and the outer 8 to 10 feet of a slab is where nearly all clay-driven movement is concentrated. A bigger house is not simply a scaled-up version of the same problem.
Landscape irrigation matters more here than in a standard subdivision, too. Heavily planted estate lots are watered unevenly by design, which can keep one elevation of a foundation wet while another goes through a full seasonal dry-down.
