Sugar Creek was Fort Bend County’s first master-planned community, with most of its roughly 1,700 homes built between 1972 and 1983. That makes these the oldest large-scale slabs in Sugar Land outside the lakefront neighborhoods — and the ones with the longest record of clay movement behind them.
Ground was broken on Sugar Creek in 1968, on roughly 1,200 acres carved out of the old Imperial Cattle Ranch, and the bulk of the housing went up through the 1970s and early 1980s. The community was annexed by the City of Sugar Land in 1986, after it was substantially built out.
A slab poured here in 1976 has been through five decades of the Beaumont Clay cycle — swelling through wet winters, shrinking back through summer drought, and doing it again every year. That is a fundamentally different history from a Telfair or Riverstone slab poured in the last twenty years, and it shows up in the kind of movement a survey finds.
There is also a construction difference worth knowing. Post-tensioned slabs, which most large Fort Bend builders now use as standard, were not the norm when Sugar Creek was built. Homes of this era are far more likely to sit on conventionally reinforced slabs, which respond to differential movement differently and are evaluated on their own terms.
The other factor here is the trees. Sugar Creek was laid out around a country club and golf course, and fifty years on the live oaks and pines are mature. Large root systems draw significant moisture out of the clay during a dry spell, and they do it unevenly — which is why movement in an older tree-lined neighborhood is so often concentrated on one side of a house.
